Is there any deadline for filing documents for registration of ownership rights of real estate after signing a purchase or donation agreement?

The procedure for registration of ownership rights of real estate is established by the Law of the Republic of Latvia “On the Land Register” and subordinate legislation (regulations of the Cabinet of Ministers). Neither the law nor the rules contain restrictions on the deadline for filing documents for registration of ownership rights of real estate. You can submit documents to the Land Register to register your ownership rights at any time.

However, it should be borne in mind that, in accordance with clause 16.1 of the Regulations of the Cabinet of Ministers No. 1250 “Regulation Regarding State Fee for Registering Ownership rights and Pledge Rights in the Land Register”, if more than 6 months have passed since the signing of the document confirming the ownership rights to be registered, a coefficient of 1.5 is applied to the amount of the state fee.

In other words, if you submit documents to the Land Register more than 6 months after signing the document confirming your ownership of real estate, the amount of the state fee paid upon registration will be increased by 1.5 times.
